THE PRICE POSITION

Start with the sales.
Then test the asking price.

The closest period-matched garage sale, 420 rue Marlatt, closed at $799,000. At $734,196, 570 rue Marlatt provides a lower reference with an unfinished basement and no listed garage. The subject’s garage, finished basement and added bathroom support a stronger position than that lower reference, provided its condition is confirmed.

The renovated 2080 rue Johnson sold for $947,500. It illustrates what a higher finish level and more flexible layout can achieve. The newer homes on Maheu and White show why construction year and bathroom count cannot replace a direct review of condition and scale.

The proposed $899,000 asking price is a launch strategy above the working range. The neighbouring 950 rue Tait is currently offered at that same price with an advertised renovated kitchen and basement. Buyers will compare those finishes closely; its asking price is not proof of a completed sale.

The range is a qualitative synthesis of the selected sales, not a formula, a formal appraisal or a guaranteed selling price. No exact pre-visit estimate or automatic renovation adjustment is applied.

YOUR HOME’S STORY

Improvements matter.
So does the evidence.

The seller’s current draft declarations report a 2022 roof replacement, conversion from oil to electric heating in 2022, removal of the above-ground oil tank, and the addition of a bathroom in the main bedroom and a window.

Those improvements help distinguish today’s property from its old sale listing. Their quality, documentation and current presentation should be reviewed before fixing the launch price.

Condition and availability to confirm

The draft declarations describe repairs to an outdoor-faucet pipe, previous water-entry issues and related basement surface mould, as well as professional pest treatments. Sellers report corrective work and no recurrence for the situations described. Review the inspections, invoices and treatment guarantee, and confirm the current condition on site.

The draft records a rental period ending June 30, 2026 and refers to work after the tenants left. Confirm present occupancy and possession timing rather than relying on an old lease or rental advertisement.

The draft brokerage contract proposes a sale without legal warranty of quality. This term and the supporting disclosure documents can affect buyer confidence and should be assessed alongside the comparable sales.

BEFORE GOING TO MARKET

Turn the research
into a pricing decision.

  1. Walk through the property. Compare the kitchen, bathrooms, basement and overall presentation with the photo albums, especially the neighbouring 950 rue Tait.
  2. Verify the improvements. Confirm the bathroom layout, roof, heating conversion, repairs and available inspection reports.
  3. Choose the launch position. Weigh the proposed $899,000 asking price against the $800,000–$875,000 working range and the finish level buyers can obtain nearby.
  4. Track real buyer response. Review qualified visits, feedback and competing listings after launch; adjust the strategy if the evidence changes.
Sources, method and limits

Prepared November 2, 2026. Matrix / Centris research: single-family properties in postal area H4M*, sold status with status changes from November 2, 2025 onward (41 records, including rental transactions), then qualitative selection of five semi-detached sales. Rental records were excluded from the sale evidence. The date filter concerns status changes; each selected record’s sold and accepted-offer dates were read individually. The two older Marlatt houses carry the most direct era comparison; the 1998 Maheu and White houses are secondary context. This selection is not a statistical sample of the whole market.

Current competition: active H4M* single-family listings on rue Tait, reviewed November 2, 2026. The neighbouring 950 rue Tait, Centris 20331932, was selected for its location, property type and same lot area. Active asking prices are separated from completed sales. Listing and price-change dates are distinct.

Subject: supplied 2023–2025 municipal roll, issued November 15, 2023, data as of November 10, 2023; draft seller declarations and draft brokerage contract reviewed from Drive. The roll and current draft use 1951; historical Centris 17406639 lists 1954. Use 1951 provisionally and verify the discrepancy. The old Matrix sale shows $630,000 with an offer accepted September 28, 2020; the supplied deed is titled 2021. That historical sale is not treated as current comparable evidence. The 2023 rental listing described three bathrooms; layout and current condition remain to be confirmed.

All comparable photographs are historical listing images from the Centris numbers shown on the cards. Complete accessible albums are reproduced for comparison: 228 photos across six listings. They show listing-time condition. Subject photograph: original November 2023 image supplied in the property’s Drive folder. No stock or generated property imagery is used.

No verified current municipal roll, measured interior survey or on-site condition review was available for this analysis. No price-per-square-foot calculation, quantified condition adjustments or market-wide growth factor is applied. The draft’s $899,000 figure is a proposed asking price, not an accepted offer. Personal owner and tenant information, signed leases and private brokerage documents are not included on this site.
